Most homeowners never get on their own roofs, which means the condition of the most critical protective system on their home is largely unknown until a problem announces itself as a ceiling stain or a contractor knocking on the door after a storm. A professional roof inspection by an experienced roofing contractor changes that — you get a clear, documented picture of what is up there, what condition it is in, what needs attention now, and what can be monitored for a few more seasons.

IToch Roofing conducts thorough on-roof inspections — not walkarounds from the ground with binoculars. Getting on the roof allows us to assess shingle condition accurately, flex-test shingles to assess brittleness, examine flashing at close range, walk valleys, check pipe boots and other penetrations, and look for early-stage problems that are invisible from any other vantage point. Every inspection includes a detailed written report with photographs documenting our findings.

Our inspection covers the full roofing system: shingle condition including granule coverage, cracking, curling, and impact marks; flashing at all penetrations, chimneys, walls, skylights, and valleys; ridge cap and hip cap condition; gutter attachment and visible drainage issues; soffit and fascia visible from the roofline; and attic ventilation indicators visible from the exterior. When homeowners grant access to the attic, we also look for interior signs of moisture intrusion, inadequate ventilation, and insulation condition — all of which affect roof longevity.

Pre-purchase inspections are among the most valuable services we provide. When you are buying a North Shore home — often a transaction in the hundreds of thousands or even millions of dollars — a $400–600 roof inspection can reveal a $15,000 replacement in the next two to three years, or identify active leaks that have been masked by fresh paint. General home inspectors provide a roof assessment as part of a broader inspection, but they typically walk around the perimeter and use binoculars rather than getting on the roof. Annual maintenance inspections are an investment in extending your roof's life. Catching a failed pipe boot seal or a cracked flashing joint in year 10 of a roof's life — when a repair costs a few hundred dollars — is far better than discovering it in year 14 when water has been infiltrating the wall assembly for two years. We recommend annual inspections for roofs over 15 years old and biannual inspections for roofs in the 10–15 year range.

Post-storm inspections should be scheduled after any significant hail or wind event in your area, even if you do not see obvious damage.
