Reliable Flat & Low-Slope Roofing for Commercial Properties
Commercial roofing demands a different set of skills, materials, and project management capabilities than residential work. Flat and low-slope roofs require membrane systems engineered specifically for their geometry — water does not shed from them the way it does from a pitched residential roof, so the roofing system must be waterproof by design rather than by gravity. IToch Roofing has been installing and maintaining commercial roofing systems across the North Shore for more than 25 years, serving office parks, retail centers, industrial facilities, multi-unit residential buildings, and mixed-use properties.
We install three primary commercial membrane systems, each with distinct advantages. TPO (Thermoplastic Polyolefin) is the most widely specified commercial membrane today because of its strong combination of reflectivity, durability, and cost-effectiveness. A white TPO roof reflects solar heat, which can meaningfully reduce cooling costs in summer — a significant advantage for commercial buildings with large roof areas. TPO membranes are heat-welded at the seams, creating bonds that are often stronger than the membrane itself when installed correctly. We carry TPO in multiple thicknesses to match the performance requirements and budget of each project.
EPDM (Ethylene Propylene Diene Monomer) is a rubber membrane that has been the gold standard in commercial flat roofing for decades. It is exceptionally resistant to weathering, ozone, and ultraviolet radiation, and it handles thermal movement well — an important quality in the Chicago area, where rooftop temperatures can swing 100°F or more between a January night and a July afternoon. EPDM systems can be fully adhered, mechanically fastened, or ballasted, giving us flexibility in matching the system to your building's structural characteristics.
Modified bitumen is an asphalt-based system reinforced with either APP (atactic polypropylene) or SBS (styrene-butadiene-styrene) polymers. It is particularly well suited for roofs with complex geometry, heavy foot traffic, or rooftop equipment — situations where a membrane needs to withstand mechanical abuse as well as weather. Modified bitumen can be torch-applied, cold-applied, or self-adhered, and it integrates well with existing built-up roofing systems for recover or overlay projects.
We understand that a commercial roofing project is a disruption to your business. We schedule work to minimize interference with your operations, communicate clearly about timelines and access requirements, and work efficiently to complete projects on schedule. Our project management process includes pre-construction coordination, daily progress communication, and a documented handoff at completion with all warranty materials.
IToch Roofing is fully licensed and insured for commercial work and can provide certificates of insurance, evidence of workers compensation coverage, and licensing documentation to satisfy landlord, lender, or municipality requirements. We serve commercial clients throughout the North Shore and northern Chicago suburbs. Call 224-619-5570 or request a free estimate online.
Our Commercial Roofing Process
Commercial Roof Assessment
We conduct a thorough evaluation of your existing roof system — membrane condition, insulation, drainage, penetrations, and deck integrity. We identify areas of active concern and provide a written assessment.
System Specification & Proposal
Based on the assessment, your building type, and your performance goals, we specify the appropriate membrane system and provide a detailed written proposal including materials, labor, timeline, and warranty coverage.
Project Coordination
Before work begins, we coordinate access, staging, dumpster placement, and work hours to minimize disruption. We communicate directly with your facility manager or property manager throughout.
Installation
Our experienced commercial crews perform the roof-off or recover, install new insulation board if required, and apply the membrane system per manufacturer specifications. All seams, terminations, and flashings are completed to warranty standards.

Frequently Asked Questions
What is the best commercial roofing membrane for the Chicago climate?
TPO and EPDM both perform very well in Chicago's climate. TPO offers energy savings through solar reflectivity. EPDM excels at handling thermal movement from our extreme temperature swings. The right choice depends on your building's specific configuration and performance goals — we will recommend the best option during our assessment.
Can you replace a commercial roof without shutting down our business?
In most cases, yes. We schedule work to avoid your peak business hours, stage materials to minimize access disruption, and work in sections when necessary. We have extensive experience completing commercial reroof projects without requiring business closure.
How long does a commercial flat roof last?
A properly installed and maintained TPO or EPDM roof typically lasts 20–30 years. Modified bitumen systems generally have a 15–25 year lifespan. Regular maintenance — biannual inspections and prompt repair of minor damage — is the single most effective way to maximize commercial roof longevity.
Do you offer commercial roof maintenance programs?
Yes. We offer commercial roof maintenance agreements that include biannual inspections, written condition reports, and priority scheduling for any necessary repairs. Proactive maintenance is far more cost-effective than reactive emergency repairs on a commercial property.
